Overview

Poised in Sint Maarten, this 2012 motor yacht stretches a commanding 141 feet in length with a 23-foot beam, presenting the confident profile and generous volume expected of a true superyacht. Her all-aluminum construction—hull and decks—pairs beautifully with a semi-displacement configuration to balance efficiency with long-legged capability, while a deeper draft lends bluewater poise and reassuring stability offshore. Inside, an Ares Marine interior sets a refined tone of contemporary elegance, where light-filled lounges segue effortlessly to open-air terraces for relaxed alfresco living. Thoughtful onboard comforts include six well-appointed heads and inviting guest spaces that make extended cruising as effortless as a weekend escape.

Underway, twin CAT inboard diesels deliver smooth, reliable diesel power, cruising comfortably at 12 knots and reaching up to 18 knots when the horizon calls. Substantial autonomy—around 12,200 gallons of fuel and 2,500 gallons of fresh water—encourages ambitious island-hopping, with the composure and efficiency of the semi-displacement aluminum hull enhancing every mile. Behind the scenes, five dedicated crew cabins support discreet, professional service, allowing owners and guests to settle into the rhythm of life at sea. Equally at ease hosting elegant soirées at anchor or stretching out on passage to the next cove, this 141-foot aluminum motor yacht blends performance, poise, and timeless style into an irresistible platform for luxury cruising in the Caribbean and beyond.

Detailed Description

Accommodation

Boarding from the aft deck, you are immediately welcomed by warm teak underfoot that flows seamlessly through the yacht’s exterior spaces. Here, a generous dining settee comfortably seats ten guests beside a convivial walk-up bar, while stairways provide effortless access down to the swim platform and up to the flybridge.

Through sliding glass doors, the main salon unfolds in a rich harmony of polished mahogany, neutral hues, and artful accents. To port, a card table accompanies a gracious sofa, encouraging relaxed conversation before dinner. Just forward, the formal dining area features a mahogany table and plush leather chairs, accommodating twelve in refined comfort. A discreet pocket door to port leads to the stew pantry, galley, and crew quarters, while a starboard companionway guides guests onward to additional living spaces.

JUST ENOUGH accommodates eleven guests in five beautifully appointed staterooms. The full-beam master suite on the main deck benefits from large portholes that frame sweeping views. Its en suite sanctuary is finished with marble floors and countertops and includes a Jacuzzi tub, walk-in shower, his-and-hers sinks, and a private toilet with bidet. Below deck, four guest staterooms complete the arrangement: a king and a twin amidships accessed from the stairway just forward of the dining area, with the twin featuring a Pullman bunk, and two queen staterooms aft reached from the stairway off the main salon. Every guest stateroom is en suite with marble floors and counters and offers its own Jacuzzi tub with integrated shower, as well as flat-screen televisions with Apple TV and satellite.

Ascending to the bridge deck, the pilothouse and captain’s quarters are positioned forward, followed by an expansive skylounge with a full-service bar, an inviting L-shaped corner sofa, a game table, and comprehensive entertainment systems. Broad picture windows bathe the space in natural light and frame the scenery beyond. Aft through glass doors, the bridge deck offers alfresco elegance with a large teak table seating ten, a relaxed lounge area, and teak staircases that connect conveniently to both the aft deck and sundeck.

The sundeck is an exceptional retreat designed for all-day enjoyment, featuring a forward jacuzzi encircled by sunpads, a BBQ grill, and a fully equipped wet bar. Sunseekers will appreciate the ample lounging options, from chaise lounges to generous sunbeds. Forward, the foredeck creates a private oasis with two sunbeds, thoughtfully separated from the working area that houses the anchors and the launch zone for the tender and jet skis.

Crew accommodations are designed for efficiency and comfort, with berths for nine. The captain’s cabin resides on the bridge deck, while the remaining crew quarters are forward below. A dedicated crew lounge, laundry facilities, and additional refrigeration support seamless service.

For on-the-water excitement, the yacht carries an enticing collection of water toys, including a custom slide from the sundeck, new waverunners, and more. Recently completing a yard period along with class and flag state surveys, the yacht is truly turn-key and poised for immediate adventure.

A proven charter performer continually refined through guest feedback—many of whom return year after year—JUST ENOUGH has demonstrated her seaworthiness and comfort, with countless serene nights spent at anchor. She offers the best ROI of any charter yacht in her class and is ideal for bonus depreciation, and she will take airplane or real estate in trade. A new owner can simply continue the successful charter program to capitalize on bonus depreciation and potentially recover all or part of the purchase price in less than a year, depending on taxable income.

Machinery

Power is delivered by two Caterpillar C32 main engines, each producing 1,652 hp, seamlessly paired with ZF transmissions to provide precise, reliable propulsion and effortless control.

Generators & auxiliary systems

Power on board is anchored by twin John Deere 92 kW generators delivering three-phase, 60 Hz output. The yacht’s electrical backbone comprises a 120 V AC electrical system complemented by a 24 V DC electrical system, with a dedicated 24 V DC emergency lighting system for added security. An Atlas Shore Power Converter streamlines dockside connectivity, while a MasterVolt Battery Charger maintains optimal charge management whether underway or at berth.

Tenders & toys

Adventure begins with one sixteen-foot (4.88m) Walker Bay Generation 450 tender from 2018 leading the way, joined by two Yamaha Waverunner EX SPORTS35 from 2022 and two 2019 Sea Bobs, recently serviced and painted to match the boat. The excitement continues with two SUP paddleboards and a tri-deck water slide from 2021, while fishing gear, towable inflatables, and a complete beach set up ensure effortless fun from deck to shore.

Brief history of Just Enough

Creating a custom yacht is typically the art of transforming an owner’s vision into reality, where evolving ideas require careful balance to maintain cohesion. The exception is a yacht conceived on speculation, with the builder acting as a de facto buyer, anticipating the ultimate owner’s desires without excessive rework. JUST ENOUGH began as a refit and, through decisive evolution—including elevating the vessel into RINA class—emerged as a yacht that was ninety-five percent newly constructed. The work was entrusted to Ares Custom Yachts, a shipyard with numerous notable projects to its credit and a finalist in the International Superyacht Society’s Best Refit of the Year competition.

Envisioned as the ARES 141, the yacht was conceived with a striking contemporary silhouette, a trim yet stable hull for extended passage making, and systems and safety equipment aligned with world‑class standards. From the outset, the owner sought a metal yacht after losing a previous fiberglass vessel in a fire. The proportions are purposeful: a conspicuous, elegant low profile that improves stability and reduces windage; a slender hull that maximizes efficiency at sea without sacrificing safety or comfort; and, at a manageable 141 feet, accommodations for twenty and extravagant spaces for entertaining. With a 23‑foot beam she fits standard stern‑to slips, and her 6‑foot 9‑inch draft opens the shallow ports of both the Caribbean and the US East Coast.

Her construction and engineering are exacting. JUST ENOUGH is built on a specially prepared existing hard‑chine semi‑displacement hull, framed transversely and longitudinally. Lightweight, high‑performance engines were selected to maintain operational speed while returning valuable volume to the interior. All mechanical systems—shafting, piping, electrical, HVAC, and steering—employ top‑quality components and are certified to RINA Yacht Class standards.

When not in private service, she is naturally suited to charter. All safety equipment and stability are MCA compliant, and robust deck equipment is specified for Mediterranean applications and heavy use. The lazarette adds a laundry station, workbench, freezer, and generous storage, while the tender and jet‑skis are positioned on the bow for effortless launching when docked stern‑to.

The original buyer who initiated the JUST ENOUGH project did not complete it; at about ninety percent, she transitioned to a new owner who finished the build and enjoyed the yacht immensely before moving on to a larger one. The third and present owner—an experienced yachtsman who previously owned Choy Lee & Christensen yachts available for charter—had not owned an aluminum yacht before but brought deep familiarity with aluminum maintenance from operating many airplanes. He personally inspected the entire interior of the hull prior to purchase, even removing the non‑metallic tanks to view the bilge beneath, and then applied rigorous aircraft‑grade maintenance principles to JUST ENOUGH. To elevate her charter appeal, he added a tow‑behind tender, waterslide, VSAT communications, SEABOBS, and more. JUST ENOUGH completed four winter and summer seasons chartering in the Virgin Islands before returning to the US for required maintenance and surveys for RINA 10‑year classification and Jamaican flag registries. From 2018 through the end of 2022, gross charter revenue totaled $7.9 million, with $3 million earned in the abbreviated January–August 2022 year. For a buyer seeking a yacht in the Virgin Islands that generates significant cash flow (some or all tax‑free depending on depreciation), JUST ENOUGH is a dream come true.

The owner is offering JUST ENOUGH for sale as he contemplates a period with a smaller yacht to revisit cruising grounds such as New England, and trades for smaller yachts or aircraft will be considered. Qualified buyers will receive a complete record of charter revenue activity and a list of almost $2,000,000.00 in recent repairs and upgrades, with dry‑dock work encompassing many items completed years ahead of schedule.

Overview

Delivered by the American yacht manufacturer Ares Marine, JUST ENOUGH is a striking tri deck motor yacht whose amenities and features rival those of far larger vessels. She offers an experience of a lifetime in sumptuous surroundings, accommodating eleven guests in five exquisitely appointed staterooms, including a full-beam, on-deck master stateroom with a marble ensuite.

For moments of pure relaxation, the top deck invites with a Jacuzzi, a convivial bar area, and generous sunbathing spaces furnished with inviting loungers. For those seeking an adrenaline rush, an extensive selection of water toys awaits, from a waterslide and jet skis to exhilarating Seabobs and more, while water lovers can drift over warm, crystal-clear Caribbean waters with snorkeling gear to admire fish in every color of the rainbow.

Her pedigree and condition are underscored by ten-year and annual RINA Class and Jamaica Flag surveys completed in January 2023; a turnkey, highly successful charter program; and an exterior and interior refit, including the galley, with eighty percent new paint completed in March 2024. Designed for effortless enjoyment, she boasts large exterior decks, an on-deck full-beam master suite, a versatile layout, and zero-speed stabilizers for exceptional comfort at anchor.

Refit summary

As of February 2024, all paint blisters have been meticulously repaired and fully eighty percent of JUST ENOUGH has been faired and repainted for a fresh, radiant profile. All three air conditioning chillers have been serviced and rebuilt, together with the computer system that controls all three units, ensuring optimal climate comfort throughout. The stabilizers have been comprehensively serviced, the bottom has been painted, and, in accordance with RINA survey guidance, all through-hulls and sea valves on the bottom have been replaced. The starboard sea chest was renewed in advance of the RINA survey. The galley is being transformed with new white countertops and walls, new sinks and faucets, and freshly repainted cabinetry for a like‑new presentation. Across the interior and exterior, furniture, art pieces, pillows, and outdoor cushions have been replaced or refinished. Having generated close to $8 million in charter revenue since 2018, these upgrades sustain a $149,000‑per‑week charter rate with a robust calendar.

As of October 2023, all underwater lights have been replaced with new units, both Delta T fire dampers with their actuators and thermostats have been renewed, and the hot‑water circulation pumps have been replaced. The Alfa Laval MIB303 was overhauled with a new pressure switch, level switch, frequency drive, and electric motor. The garage door has been overhauled with new hydraulic pistons and hoses, and its hydraulic pump and system have been serviced. Air‑handler units have been serviced and their ducts disinfected. The main seawater manifold has been rebuilt, the anchor chain locker cleaned and reconditioned, and the sea chest grills reconditioned. The bottom hull has been pressure‑washed and painted, the bow inboard area painted, the port and starboard rub rails repainted, and the starboard name board repaired. On the RIB tender, the steering wire has been replaced and the engine serviced with an oil change, oil filter, fuel filter, and fuel‑water separator filter. Both diesel generators received new risers, raw‑water pumps, belts, and a faulty idler pulley; their thermostats were serviced and tested, first‑ and second‑stage fuel oil filters replaced, valve lash set, injectors serviced, and heat exchangers removed and serviced, with rocker arms replaced on both port and starboard generators. On the main engines, both aftercoolers were overhauled with cleaning, descaling, and solvent treatment on the air side; the raw seawater and freshwater pumps for port and starboard have been replaced; fuel lines inspected and cleaned; turbochargers overhauled with new housings; valve lash set and injectors serviced; engine and generator coolant replaced and pressure‑tested; all clamps and hardware renewed; and the main engine heat exchangers rebuilt.

To complete the five‑year RINA survey, the hull was pressure‑washed and targeted, with the entire shell plating scraped, cleaned, and painted for inspection. Sea chest interiors and gratings were scraped, cleaned, and painted for internal examination. The anchor chain was fully laid out, scraped, and cleaned, and the anchor locker cleaned and painted for inspection. Port and starboard windlasses were serviced. All skin valves above and below the waterline were installed, pressure‑tested, and certified. The rudders, including pintles, stocks, couplings, and the stern frame, were examined; rudder‑bearing clearances were taken and a rudder bump test completed satisfactorily. Clearances of the water‑lubricated tail‑shaft bearings were taken, and the bow thruster was inspected and found in good condition. Hull and all onboard tank thicknesses were inspected and confirmed in good condition. The freshwater tank was reconditioned and inspected; black‑water tanks were pressure‑washed and inspected; and the treated black‑water tank in the engine room was sand‑blasted, reconditioned, and inspected by the surveyor. Black‑water piping was replaced with new piping and pressure‑tested. The port forward fuel‑oil tank, the forward grey‑water tank, and the aft engine‑room grey‑water tank were each opened, cleaned, and thickness‑inspected. The fixed and portable fire‑fighting systems, together with all smoke detectors, received full maintenance and inspection. A comprehensive electrical insulation (Megger) test was performed on the bilge pump, fire pump, fuel‑oil transfer pump, main hydraulic pump, port and starboard engine‑room fans, steering pumps numbers one and two, port and starboard capstans, the galley switchboard, the AHU switchboard, and the bridge switchboard. Two findings were resolved: the main hydraulic‑pump electric motor, which showed low resistance, was replaced, and the main cable to the port engine‑room fan, which showed low resistance, was renewed; both were approved by the RINA surveyor. During the second stage of the in‑water Megger testing, the main cables from the starboard alternator to the main switchboard were replaced and approved by the RINA surveyor. Both propellers were removed for NDT examination of the after end of the cylindrical shaft and one‑third of the shaft cone, then precision balanced. Stern‑tube bearings were replaced and correctly aligned, and port and starboard shaft mechanical seals were renewed. Propellers were tested for cracks and deformation with satisfactory results. Water tail‑shaft clearances were taken after new bearings were installed and found within tolerance. Port and starboard engine mounts were replaced to ensure precise engine‑to‑shaft alignment. Borescope inspections of both main engines—covering pistons, piston rings, cylinder heads, cylinders, and the intake and exhaust valve tops—were completed by an authorized Caterpillar dealer for surveyor review. Load tests were carried out on bridge, emergency, house, generator, and main‑engine batteries, with the emergency bank replaced due to condition. The life raft was serviced, the crane successfully load‑tested, and all sidetracks replaced and certified. Life‑saving equipment received full service, all bilge sensors were serviced and tested, antifouling paint was applied to the hull with new zinc anodes installed, and two coats of PropSpeed were applied to both shafts and propellers. Following the yard period, sea‑trial vibration testing—after all alignment, propeller, and tail‑shaft work—returned fully satisfactory results.

In addition, the crew has executed an extensive program of maintenance and upgrades. Engine‑room and lazarette bilge pumps were replaced, and cabling adjacent to the shore‑power unit in the lazarette was organized. The Atlas shore‑power unit was serviced by a qualified technician, with electronic cards P14, P15, and P16 renewed. New lighting was installed in the lazarette, with walls and floors reconstructed, and a new UV lamp and freshwater filtration added. A freshwater leak near the Matrix watermaker was repaired, and legacy hoses on the Matrix unit were upgraded to PVC Schedule 80; watermaker units numbers one and two received new filters. Lazarette bilges were scraped, cleaned, and painted. A hydraulic‑oil leak at the transom‑door hose was remedied with a new hose, steering‑pump fitting leaks were corrected, and the aft ice maker serviced. The JE sign was refitted with new lighting, all exterior and interior lights were renewed, and the port‑side name board was repaired and properly caulked. Steering arms were serviced, grey‑ and black‑water tank manhole gaskets replaced, and black‑ and grey‑water piping in the engine room upgraded to PVC Schedule 80. Dirty‑ and clean‑oil tanks were opened and cleaned, and the chlorine dosing pump overhauled. A new main hydraulic electric motor was installed, while port and starboard PTOs were overhauled and pressure‑tested with a hydraulic specialist. The chiller plants were serviced, including coil back‑flushing with Barnacle Buster. Tank Sentry sensors for grey water, black water, and the forward grey pump were replaced. A bilge pump was added in the bow‑thruster room, and a new ignition switch installed on the RIB. Both generators were serviced with oil and filter changes, CCV and AirSep filters, Racor primary fuel filters, and second‑stage fuel filters; both main engines received the same service, and port and starboard gearboxes had oil and filters replaced. Main‑engine exhausts were resealed with new gaskets and hardware, sea strainers for the generators were replaced, and generator cooling pipes renewed. Air‑handling units across the yacht were serviced, with new electric motors fitted for the galley AHU and the port‑side main‑salon AHU. A P‑trap was installed in the chief officer’s cabin to prevent odors, and the main‑salon TV elevator was replaced. Laundry equipment was serviced by a Miele technician. Port and starboard raw‑water pumps were inspected and confirmed in good condition, gearbox oil coolers were cleaned and inspected, and hydraulic oil was replaced in the main hydraulic system. The captain’s toilet was repaired, the jet ski was serviced, and the AVIT rack was organized for reliability and ease of service.
