Overview
Sailing yacht EMMI is a semi‑custom 45’ 7" cutter‑rigged sloop, crafted and delivered by Passport Yachts of Annapolis, MD, and admired cruising the bay in 2003. This blue‑water cruiser accommodates 6 in 2 refined staterooms, each with its own en‑suite head, offering all the luxurious amenities discerning sailors would expect aboard.
Detailed Description
Overview
EMMI is a two-cabin center cockpit, cutter-rigged sloop sailboat with the added benefit of a dedicated utility and workroom. Dual walk-through passageways via the galley to starboard and the utility room to port provide effortless access to the aft master stateroom. The interior is bright, open, and airy, showcasing beautiful teak joinery and finishes complemented by tasteful leather upholstery. Ventilation and natural light are superb thanks to numerous large opening hatches and portlights, all fitted with removable insect screens, while four large adjustable dorade cowl vents deliver continuous airflow to the main salon and aft cabin during inclement weather and help prevent mold and mildew.
Forward lies the guest stateroom with a V-berth, an ensuite head, and a separate shower stall. Outboard of the berth are lockers and bookshelves, with additional storage beneath the berth, in a hanging locker, and within a shelf locker.
Aft of the guest stateroom, the spacious main salon features a U-shaped dinette with both large and small table inserts to port and a settee to starboard. A removable table for the settee transforms the space into two individual chairs, and the settee itself becomes an excellent sea berth when the table is stowed, complete with a lee cloth. The fully equipped aft-facing navigation station sits to starboard just aft of the settee, ideally positioned near the companionway steps for quick cockpit access. Exceptional storage is found throughout the salon, including behind both settees and within numerous lockers.
Continuing aft along the starboard side, the large walk-through galley is thoughtfully designed for offshore passagemaking and offers generous countertop space for preparing gourmet meals. Highlights include a deep double-level top-entry freezer, a multi-level refrigerator with both top and front access, and a double sink with fresh and raw water foot pedals supplementing the pressurized water system. The galley is further equipped with a Seagull water purifier and Grohe faucet, while a microwave oven and a gimbaled three-burner gas range with oven make cooking onboard both practical and convenient.
To port, aft of the main salon, the utility and workroom provide a proper workbench, tool lockers, and a convertible space pre-wired with AC electrical service for a washer and dryer installation. The Yanmar diesel engine is easily accessed through double-door panels in both the galley and the utility room, as well as beneath the companionway stairs, delivering excellent mechanical access for maintenance and service.
The master stateroom, reached from either the galley or the utility room, features a queen-sized island berth with countertop space, lockers, and bookshelves on either side. Additional storage includes four drawers beneath the berth, two large hanging lockers, and a shelf locker. The ensuite head, located to port aft of the utility room, offers a separate shower stall, and both heads are equipped with raw-water Thetford electric flush toilets.
Salon
Located down to port, the salon exudes warmth with a solid teak-and-holly cabin sole throughout and a richly finished teak interior, all softly illuminated by Cantalupi LED lighting. Comfort is assured by DC fans throughout, while entertainment is elevated by a Fusion MS-RA70NSX stereo with cockpit speakers (2021) and a Samsung 43-inch 4K LCD flat-screen TV with soundbar and subwoofer (2021). A versatile high-low table with interchangeable small and large tabletops anchors the space, complemented by dedicated wine and glass storage, and refined by the classic touch of a Weems & Plath clock and barometer.
Nav station
At the nav station, communications and data are handled with confidence and clarity by an iCom IC-M802 SSB marine radio for dependable long-range reach, complemented by an iCom IC M510 marine VHF radio (2025) for everyday coastal and harbor communications, and an iCom SP-24 speaker that delivers crisp audio to the watch. A Standard Horizon HX890 portable VHF radio adds rugged handheld redundancy, while a Raymarine i70s multi-instrument presents vital sailing metrics at a glance. Situational awareness is further enhanced by a Raymarine AIS-500 transceiver, integrating traffic and position data seamlessly into the navigation suite.
Galley
Thoughtfully arranged as a walk-through galley down, this culinary workspace features Corian countertops surrounding a double Skandvik stainless-steel sink crowned with a Grohe faucet and a separate SeaGull drinking water filter. Practicality is enhanced by both raw and freshwater foot pumps. Cooking duties are handled by a three-burner gimbaled propane stove complete with oven and broiler, safeguarded by a stainless-steel safety bar and set within a stainless-steel, fireproofed and lined stove enclosure. Cold storage is abundant with Frigoboat 12V keel-cooled cold-plate divided units for both the freezer and the refrigerator, complemented by a Kenmore microwave for quick convenience. Ample storage lockers and custom stovetop and sink cutting boards optimize space and workflow. System oversight comes via a Marinetics LPG controller, while outdoor entertaining is elevated by a Galleymate GM1500 rail-mounted exterior grill.
Aft stateroom
The aft stateroom centers on a generous centerline queen berth, complemented by thoughtful storage that includes four storage drawers, a hanging locker, and two medium lockers to keep personal items neatly organized. Natural light and fresh air pour through six opening portlights, while an opening overhead hatch with screen enhances ventilation and comfort. For privacy and convenience, an en suite head to port completes this serene retreat.
Forward stateroom
Thoughtfully appointed, the forward stateroom offers the privacy of an en suite head with a stall shower and the comfort of a gapless V-berth, complemented by ample stowage through two drawers, multiple small lockers, and a dedicated hanging locker. Natural light and fresh air flow through an opening overhead hatch and three opening portlights, while two bookshelves keep favorite reads close at hand. Practical touches include an anchor locker positioned for easy access.
Helm
At the helm, navigation is centered on a Raymarine Axiom 12-inch touchscreen multifunction display installed in 2025, neatly integrated within a new Navpod from the same year. Confident close-quarters handling comes from Vetus bow thruster controls fitted in 2023, while a Raymarine ST6002 autopilot and a Command Mic for the remote VHF marine radio streamline command from the wheel. Critical data is presented at a glance by three Raymarine 170s displays, a Raymarine depth readout, and a Ritchie floating compass, with VDO gauges completing the instrumentation suite. Underfoot, a teak cockpit sole adds a refined, yacht-quality finish to this purposeful control station.
Deck equipment
Purposeful and polished, the foredeck is anchored by a 73 lb Rocna plow-type anchor riding on 200 ft of 5/16 in G4 HT chain, complemented by additional nylon rode and chain for a separate anchor. Deployment and retrieval are effortless with a Lighthouse 1501 electric windlass offering both foot and cockpit controls, with the cockpit controls serviced in 2023. A dual anchor roller feeds a divided anchor locker, while the pulpit integrates a teak seat and is flanked by stainless steel stanchions and stainless steel lifelines, new in 2021. Aft, stainless steel rails are arranged to accommodate solar panels, the teak-covered cap rail frames the deck beautifully, and boarding is simplified via port and starboard boarding gates as well as a transom boarding gate. Stern gear includes a stern anchor hawse and roller with a dedicated stern anchor locker, and access to the water is gracious via a sugar scoop swim platform.
The center cockpit is protected by a three-panel dodger windshield and a bimini, with the option of a full plastic enclosure plus a full netting enclosure, currently stored. The open aft deck invites relaxation with molded bench seating and cushions, while practicalities are addressed with an Awlgrip nonskid deck surface, a fiberglass molded LPG storage compartment holding two propane tanks and a new switch/valve in the deck locker installed in June 2022, four window covers, a cap rail cover, a hatch cover, a forward washdown for fresh or raw water, and an exterior shower aft. Dockside essentials include fenders and lines, and stowage is abundant in dual lazarette lockers.
Engineered for strength and longevity, the deck features a Divinycell closed-cell foam core, with hardware landings reinforced by Divinycell H200 closed-cell foam beneath an Ashland Maxguard gelcoat. The hand-laminated solid fiberglass hull employs DBM biaxial fabrics with vinylester and isophthalic resin. Ventilation and protection are enhanced by four 4-inch stainless steel cowl vents with 1-inch guards and two stainless steel through-bolted mast guards. Tender handling and auxiliary gear are equally well considered with Kato dinghy davits, a Kato custom radar pole with outboard motor lift, and an Edson outboard motor mount. Clearing bridges along the Intracoastal Waterway is assured thanks to an ICW-compliant Forespar mast with a 63.5 ft air draft.
Mechanical equipment
At the heart of the yacht, a 75hp Yanmar 4JH3-TE direct-drive diesel powers her with confident efficiency, showing 2019 hours on May 19, 2026, and turning through a 2.6:1 transmission ratio. Maneuvering is assured by a Vetus bow thruster, while precise handling comes via an Edson pedestal cable steering system with single lever control and guard, complemented by a stainless steel Destroyer-type steering wheel and an Edson rudder bearing that works with the full skeg-hung rudder and bronze shoe. The propulsion train features a shaft strut with cutlass bearing, a 1.5-inch stainless steel prop shaft, an eighteen-inch Max three-blade classic bronze propeller, and a three-blade fixed propeller carried as a spare, with a custom bronze stuffing box and an Aqualist-type stainless steel muffler completing the arrangement.
Support systems are specified for reliability, including dual Racor 500g fuel filters feeding three aluminum fuel tanks apportioned as seventy gallons starboard, twenty-five gallons center, and fifty gallons port. Bilge management is served by two bilge pumps. Comfort aboard is ensured by two reverse-cycle marine air-conditioning systems, a Dometic 16,000 BTU unit forward and a Cruisair 9,000 BTU unit aft, together with electric flush heads plumbed to a holding tank, a Little Wonder watermaker, and Seaward 11-gallon hot water. Fuel economy is excellent at less than 2 GPH at 6 knots under power. Engine service highlights include new engine mounts, shaped hoses, belts, filters, oil, and fluids completed in July 2021. The engine room is foam insulated with access from all sides, and service points include a Groco raw water strainer. An owner’s logbook documents the vessel’s mechanical history.
Electrical equipment
The yacht’s power architecture is centered on a robust 110VAC/12VDC system, anchored by a Panda PMS 5500 showing 722 hours on May 19, 2026, and an upgraded 50A shore power connection safeguarded by a galvanic isolator. Energy storage is comprehensive, with four AGM house batteries rated at 210 Ah each from 2021, complemented by a Group 31 engine start battery and a Group 31 bow thruster battery. Power conversion and charging are handled by a Victron 3kW MultiPlus charger/inverter, a Victron Energy BluePower solar charger/inverter, and a Victron MultiPlus 3kwh charger/inverter (2025), while underway replenishment is delivered by a Balmar 120A alternator with Maxcharge regulator. Renewable generation is equally capable, featuring two Kyocera KCI30TM solar panels and three Kyocera KC8ST solar panels, together with an Eclectic Energy D400 wind generator with new blades and cone, rated at 235W at 11 m/s (22 knots) or 420W at 14 m/s (28 knots) (2024). System integration and monitoring are elegantly executed via Victron Lynx Power In, Lynx Shunt, and two Lynx Distributor battery cables (2023), paired with a Victron Cerbo GX and Victron GX Touch 7" LCD (2023), plus a Victron Smart shunt connected between the D400 and the Cerbo (2025).
Sailing equipment
Engineered for confident passagemaking, the rig features a Selden mast with integral storm trisail and integral track, complemented by a North Nordac 130% genoa with rope luff, a UV genoa cover from 2021, and a Quantum furling main from 2021. A Hancock removable forestay and removable backstays add versatility, while a Harken ball-bearing traveler system and Harken aluminum genoa and staysail tracks with cars ensure precise sail control. Heavy-weather options include a storm jib and a storm trisail that has never been used, supported by Forespar 316 stainless-steel rigging with compression fittings, redone in 2015. Running rigging is optimized with four halyards—main, genoa, spinnaker, and topping lift—led internally, plus flag halyards at the spreaders, and deck hardware includes two two-speed #60 STC primary genoa winches, one two-speed #46 STC main sheet winch, two two-speed #40 STC halyard winches, two ten-inch locking winch handles, and Spinlock sheet stoppers.
Safety equipment
For assured confidence at sea, the yacht is outfitted with an emergency steering system with tiller, a portable fire extinguisher, a horseshoe buoy, a Life-sling for swift recovery, PFDs, and flares to enhance visibility and signaling when required.
Tender
A 2013 AB 9.5AL five-person dinghy accompanies the yacht, delivering a stable, dry ride and agile handling, powered by a Yamaha 15 hp 2-stroke outboard that provides brisk acceleration, dependable performance, and effortless access to shore and secluded anchorages.
