Broker's Comments

Overall condition of Empress is excellent and way above average for a boat of this vintage. She has been fortunate in having knowledgeable owners who always maintained her in 'proper yacht' condition.

The current owners have been living on this boat since 2010 and have maximized the interior spaces for storage, of which there is a lot, but no structural changes have been made leaving new owners the ability to revert to the original layout, if they desire, without difficulty.

Empress is currently docked at an exclusive marina where she enjoys a stunning, unobstructed, view of the beach and ocean beyond. The slip lease is transferable to the new owner at reasonable rates. A perfect location for living aboard!

 

Upper Main Salon

The boat is entered via Lucite wing doors on either side of the Upper Main Salon, the forward part of which contains the lower helm station. The main area is tastefully furnished with a dark brown leather couch and chair, glass/wood coffee table, built-in teak end table, bar cabinet with ice-maker and sink, 31" flat-screen color TV and large tinted surrounding sliding windows which provide excellent light, ventilation and a wonderful view of the outside surroundings. The area is spacious with a neutral-tone interior, teak woodwork throughout, vinyl headliner and new tan drapes with solar-block lining and new tan carpeting.  A teak & glass door aft, to starboard, leads to the covered aft-deck where lines can be conveniently handled and the swim platform conveniently accessed.

Lower Helm Station

The far forward part of the Upper Main Salon contains the Lower Helm Station which features brown leather, sliding, helm and companion chairs, a teak cabinet and locker and a comprehensive electronics suite. Stairs on the port side lead to the spacious fly-bridge with bimini top, cushioned helm and companion chairs, forward bench seating and duplicate, second station electronics.

Galley

Forward and down one step is a well equipped full-beam galley featuring a full-sized refrigerator/freezer, electric oven/4-burner range with exhaust fan, microwave oven, dishwasher, coffeemaker, recessed blender, washer, dryer, cabinets, light wood Formica counter-top and large rectangular deep stainless steel sink.

Forward Guest Stateroom

Moving forward and down three steps is a V-berth with upper and lower berths (currently used for pantry storage), hanging locker, tinted port-light and overhead translucent hatch. To starboard is the forward head complete with shower enclosure, ceramic electric head, Formica counter-top with oval sink, two teak cabinets, a large mirrored medicine cabinet and a port-light.

 

Aft Guest Stateroom

Moving back aft, through the lower main salon, aft and down four steps is a companionway leading to the other staterooms. On the port side there is a guest stateroom with twin berths, closet, 6' hanging clothes rod, dresser, four drawers and two tinted port-lights. The guest head to starboard contains a fiberglass shower enclosure with bench, a Vacuflush ceramic head, marbled Formica counter top with oval ceramic sink, teak cabinet, mirrored medicine cabinet and two port-lights.

Master Stateroom and en-suite head/shower

The master suite is luxurious and located far aft. It is a full-beam master suite complete with en suite head and shower, a custom king-size walk-around bed, large closet, seven drawers, marbled Formica vanity top, large aft mirror, 15" flat screen TV, overhead screened hatch and five port-lights for natural ventilation and lighting.

Flybridge Helm Position

A five-step ladder from the Upper Main Salon, port side, leads up to the expansive flybridge. This area is tastefully furnished with two comfortable, high-quality, outside sofas and additional seating on the side of the Upper Helm Station which is located far forward. The Upper Helm Station is fitted with, second station, electronics that duplicate those found at the Lower Helm Station, allowing for full vessel control at this station. Master and Mate's Captains Chairs are provided at the Upper Helm Station and additional outside locker spaces are ample. The Bimini Top (new in 2015) covers the entire flybridge for sun protection and is in excellent condition. This is a wonderful area to relax and entertain dockside in addition to providing an excellent outside operating station while the boat is underway.   

Mechanical

The spacious engine room compartment can be accessed in three places: Under the Lower Main Salon/Dining Area, under the Galley floor and under the stairs leading to the aft guest and master staterooms. The Main Engines and Generator space is connected, but separate from the area that houses the five air-conditioning compressors, black and grey water pumps. The Main Engine compartment has plenty of room to work on either side of the engines, is clean and allows easy access to all mechanical systems.
