Overview

Current Owner spent in excess of $180,000 in 2012 re-fit, including professional Awlgrip paint job from Gulf Marine Ways rub rail to top of arch.  1,000 hour engine service, including replacing all injectors.  Refinish pilothouse teak floor.  Replaced all interior carpets and headliner.  All ceiling lights replaced with LED lights.  New canvas bimini top and bridge cushions. New inverter and central vac.  New dinghy chock system, aft sun shade and upgraded electronics and SAT TV.Fresh out of the yard with new bottom paint, rudders seals, tuned props and new and serviced through hulls and Lumitec underwater lights September 2015.

Miss Ann is in OUTSTANDING mechanical and cosmetic condition.

NOTES FROM RECENT SURVEY

DECK/SUPERSTRUCTURE 

DESCRIPTION

The decks are molded fiberglass with composite core. Cabin with large windows port and starboard for light. There is a 1 1/4  inch stainless steel bow rail with 1 inch stainless steel stanchions with life line around weather deck extending aft of midship. One (1) each molded fiberglass storage compartment on fore deck port and starboard. Molded fiberglass bow pulpit through bolted to deck plate. 

DECK HATCHES/VENTILATION

One (1) 20” x 20” opening with locks and screen on bow topside. Serviceable. 

WINDOWS/PORTS/DOORS

Black painted aluminum framed with tempered safety glass doors located aft deck, salon six windows are white painted aluminum framed with tempered safety glass. The two aft windows open for ventilation. Pilothouse windshield and side windows are white painted aluminum framed tempered safety glass with sunbrella cover. Bridge entry through pilot acrylic door, Serviceable.

CANVAS AND SUPPORT STRUCTURE

Black Sunbrella bimini with stainless steel frames on bridge deck and aft deck aft curtain.

 SUPERSTRUCTURE HOUSE TO DECK JOINT

Deck house and deck appeared to be molded seamlessly, no joint was observed. Condition good.

 FLYBRIDGE

Large open Flybridge has a L-shaped settee with storage to port and single helm seat. Wet bar to starboard with Norcold refrigerator. Access from pilothouse starboard side through acrylic hatch. Hinged radar arch. Stainless steel railing aft and electric davit with removable dinghy chocks. 

COCKPIT

The cockpit is open with teak decking. Extended overhead from Flybridge. Stainless steel ladder from cockpit to access Flybridge. Large hatch in cockpit sole to access engine compartment. Molded FRP transom door for access to swim platform.

STANCHIONS/LIFELINES

Stainless steel stanchions and vinly covered lifelines, port and starboard. 

BOW PULPIT (BOW RAIL)

Molded fiberglass bow pulpit through bolted to deck plate with single action roller and Maxwell 2200 anchor winch switched at both helms and foot actuators and anchor wash-down.

INTERIOR 

DESCRIPTION

This vessel is divided by five (5) divisional non watertight bulkheads. The bulkheads are constructed of FRP. The internal longitudinal stringer system appears to be in satisfactory condition where visible and are laminated and bonded to the bottom sections of the hull. Bulkheads, partitions, tabbing and joiner work appear in good condition. The cabinets are composite paneling and the countertops are Avonite with solid trim. The overhead is vinyl liner throughout. 

ACCOMMODATIONS

Three cabins, the master stateroom aft with head, port side bunk room midship, and forward stateroom with head. Large salon with seating, port side galley and pilothouse. 

HEADS

Two (2) aft with shower/tub and forward with shower curtain with overboard drain. 

SALON

The salon L-shaped settee starboard side with adjustable table and upholstered seating with table to port. Sub Zero side-by-side refrigerator/freezer. Entertainment  center in aft facing bulkhead equipped with new flat screen tv 

AIR CONDITIONING

Three (3) Marine Air AC units total. All are 16,000 BTU, located in forward cabin, master stateroom, and salon. 110 volt raw water pump with sea cock and strainer. 

GALLEY

Located aft of pilothouse, composite counter top equipped with double sink and Jen-Air four burner flat top range, grill and vent fan. There is also a Down Draft Grill cartridge which can be installed when removing one of the 2 burner cartridges providing for a 2 burner cook top and a down draft inside grill. New tome blender, Bron trash compactor, Nova-cool refrigerator/freezer with ice maker. Galley sole is maple and holly.

EMERGENCY SHUT DOWN

Halon Fireboy pull cable actuated mechanism located at both helm stations. All fire extinguishers have been re-certified for 2015.

ENGINE MOUNTS AND BED

The engine mounts are sound and in serviceable condition

LUBRICATION

Oil level indication is normal both port and starboard. Engine mounted spin                     off canister type filter

VENTILATION

Power blowers with flex tubing appears adequate. Natural flow ventilation provided by cowl vents

EXHAUST SYSTEM

Vetus type exhaust system was serviceable where sighted

LUBE TRANSFER

Oil change hose and fitting to oil pan.

FUEL FILTERS

Remote mounted Racor filter/water separator type

INSULATION

Aluminized foam rubber sound deadening insulation was noted in engine room. Appears serviceable

ENGINE ALARMS

Low oil pressure alarm and coolant overheat warning audible at helm station.
